Scottish Power Headquarters, St Vincent Street, Glasgow Along with our joint venture partner, Helical Bar plc, Dawn won the appointment of development partner for Scottish Power’s new headquarters (HQ) building in Glasgow city centre. In order to achieve this we appointed a professional team capable of bidding and delivering the project including: Architect Page / Park, Glasgow Ortiz Leon, Madrid Civil & Structures Arup M&E Wallace Whittle The next step to enhance our team was to appoint a contractor ahead of the bidding process. Laing O’Rourke plc was chosen because of its expertise with concrete framed buildings. Dawn introduced a Spanish architect to the team because Scottish Power is owned by Spanish energy giant Iberdrola and we considered it important to gain knowledge of the Client. Dawn was subsequently selected as the Development Partner for Iberdrola, the Parent company of Scottish Power to deliver its Scottish Headquarters. This is a very complex large scale project and at 220,000sqft net will be one of the largest office buildings in Scotland. The project is now progressing well on site and is due to complete in December 2015. Perhaps less well known is that in addition to the HQ project Dawn has become the development partner for various other surplus sites owned by Scottish Power. We are responsible for purchasing and thereafter maximising the value of its redundant property portfolio for the mutual benefit of all parties. Dawn’s involvement is as follows: St Vincent Street, Glasgow This new headquarter building will be one of the largest office premises in Scotland at almost 300,000 sqft GIA. The property will be arranged over 13 storeys, will house 1,900 staff and in addition to the office work space will contain various specific facilities such as a restaurant, gymnasium, auditorium and data centre. There is a two storey basement below St Vincent Street which houses 220 car parking spaces. Dawn is fulfilling its development partner role jointly with Helical Bar plc. Dawn is fully engaged with all aspects of strategy, construction, project monitoring and progress review. Cathcart, Glasgow his is the 15 acre site where Scottish Power is currently located in Cathcart House; a Grade B Listed Building of circa 120,000 sq ft. Dawn is undertaking a comprehensive redevelopment through a masterplanning process. The main use at Cathcart will become residential and Dawn has already submitted a planning application for circa 160 dwellings in the grounds of Cathcart House and conversion of the Listed Building into 80 apartments. Separately we are marketing Cathcart House for business use with a view to identifying whether any potential occupiers exist which could retain an employment generating use at Cathcart. Yoker, Glasgow This is a site of 6.5 acres which is currently in industrial use as a depot by Scottish Power. Dawn’s appointment is to maximise the land value by achieving permission for and delivering higher value development. We are in the process of a change of use planning application having submitted the PAN notice which will facilitate a mix of retail and housing. Glasgow Road, Falkirk This is a site of 7 acres which is currently in industrial use as a depot. Dawn’s appointment is to maximise the land value by achieving permissions for and delivering higher value development. We are in the process of marketing the site and have already identified purchaser such that the asset is now under offer. |
