Collegelands : Glasgow City Council Offices
Glasgow City Council Offices, Glasgow Located at the junction of High Street and Duke Street, at the edge of the Merchant City, this 102,000sqft, BREEAM Excellent, office building for Glasgow City Council was the catalyst for phase 1 of the Collegelands development. The Local Authority were going through a period of office rationalisation and Dawn were able to put Collegelands forward as an ideal solution which would provide high quality office space at out of town office park rates as well as enabling the local authority to help kick start the regeneration of a site that had lain vacant for over 50 years. Having secured the local authority on a long term lease, Dawn were able to forward fund the project with our partner Standard Life. This was a remarkable achievement considering it was achieved at a time of limited funding when the financial markets around the world were going into meltdown. The end product was the delivery of an award winning, Grade A, BREEAM Excellent office, comprising 6 stories of office accommodation and basement car park. The building incorporates the remains of the old Goods Yard Warehouse façade with the palate of materials within the wall then used to inform the overall architecture of the development. Other innovative design solutions were the use of pre-cast concrete and brick panels, incorporating pre-installed windows which allowed the building to be enclosed quickly without the need for external scaffolding. This was particularly important given that the building was situated on one of the busiest arterial routes serving the city centre. In addition to the basebuild, Dawn also carried out the tenant fit out which was successfully completed in harmony with many of the local authority’s partners and supply chain. The office won the Scottish Region, British Council for Offices (BCO) award 2012 and was nominated for the National awards. Value: £34M Completion: 2012 |
